The decision to place your home on the market can involve a number of stresses and strains. Many home sales are motivated by circumstances that are difficult to control: job relocations,  finances, divorce and more. Others are related to family issues: the need or desire for a bigger home, a better neighborhood, better school system, etc.

But, regardless of the reasons for selling, your goal is to sell your home for the most money, in the shortest amount of time, and with the least amount of problems. Unfortunately, the way many sellers go about selling their home leaves them wide open to the very problems they are trying to avoid.  When you are getting ready to put your property on the market, there are a myriad of things to think about, to prepare for, and to organize.

1. Properly presenting your property.

Buyers look for HOMES, not houses. They buy homes in which they would like to live. One of the best ways to get your home to sell quickly is very simple: Make it as attractive as possible.

When you are presenting your home for sale, it should look very different from the way it looks day to day when you are living there. Here are a few tips for showcasing your home for sale:

  • Closely look at the yard area of your home. How does it look? Are plants and trees neatly trimmed and manicured? Are there oil stains in the driveway? How does the grass or landscaping look? Is the fence repaired or is it falling down in places? A clean, polished landscape makes your home more valuable.

  • Now take a look at the exterior of your house. Is the paint fading or chipping? How do the roof and gutters look? Are there obvious repairs that need to be made? As you drive up to or away from your home, note what you see first. What is your first impression?

  • Now look inside your home. You want to pay the most attention to what you see, hear and smell. Go room by room and test all three senses. Check flooring and carpets for stains and odors. Does the furniture layout prevent an easy flow through the house? Pack away all small appliances, store excess furniture and personal knickknacks, put away unnecessary items and make your home very neat and orderly. If necessary rent a small storage area to put these items. And don't forget the garage!

  • You might consider hiring someone to professionally clean your home. Even though this may cost a little money, you will probably get it back in your sales price. Most importantly, make sure your bathrooms and kitchen are spotless, and that the kitchen garbage is discarded frequently. Make sure your closets are well-ordered and neat, you don't want anything falling out onto your prospect!

2. Pricing your home correctly.

Every seller wants to realize as much money as possible when selling their home. The natural inclination is to price the home high, thinking you will negotiate down or can always come down in the future. But a listing price that is too high, frequently nets the seller less money than a price at market value. By the time you drop your price to the correct range, everyone will have already known your home as "that over-priced house on ____ Street" and you will have to drop the price to a bargain level to get buyers back to your house.

"Any Realtor" can eventually sell your home. However, not "Any Realtor" will necessarily give you the service you need. Selling your home is probably the most important financial transaction you will ever make. The person you select can make it a profitable, rewarding experience or it could cost you time, money and seemingly endless hassles.
